GenesisM Breaks Ground on 154,000-Square-Foot Biomanufacturing Facility in Bedford, MA
BEDFORD, MA— GenesisM, a joint venture between Bain Capital Real Estate and Botanic Properties, has officially broken ground on a 154,000-square-foot, Class A biomanufacturing facility at 45 Crosby Drive in Bedford, Massachusetts. The project marks a pivotal development in the expansion of Greater Boston’s life sciences manufacturing capabilities. The ceremonial groundbreaking, held on-site, was attended by members of the project team, local officials, and representatives from the biotech and real estate sectors. The facility is expected to be a major asset to the region’s growing demand for advanced life sciences infrastructure.
Strategically located along the Route 3 corridor, with convenient access to Kendall Square’s biotech hub, the new facility is designed to support multiple tenants operating within independently controlled, highly regulated manufacturing suites. GenesisM’s proprietary “Enhanced Core” design aims to accelerate tenant buildouts and reduce upfront capital costs by providing a comprehensive, ready-to-customize infrastructure. “This groundbreaking marks a major milestone in the evolution of GenesisM,” said Joshua Zinns, Managing Principal of Botanic Properties. “We are proud to advance our mission of delivering flexible, capital-efficient biomanufacturing facilities that help companies bring innovative therapies to market faster and more efficiently.”
The facility will feature 27-foot ceiling heights, up to 18 loading berths, 12,000 amps of power, and column spacing of 40 feet by 40 feet, all geared toward long-term flexibility and operational efficiency. Tenant fit-outs are expected to begin in the second quarter of 2026, with the core and shell delivery projected for the third quarter of the same year.
The development team includes Commodore Builders as the construction manager, Perkins&Will as the design architect, and a roster of engineering partners including BR+A Consulting Engineers, Thornton Tomasetti, VHB, and Arcadis for cGMP peer review. Construction financing is being provided by Barings, a global real estate investment manager. “Barings has been studying and dedicating resources to the biomanufacturing sector for years,” Zinns noted during his remarks. “Their support has been instrumental in bringing this project to life.” With this new facility, GenesisM aims to set a new standard for biomanufacturing infrastructure in one of the world’s most dynamic life sciences markets.
